Whether it's before tenants move in, after they move out, or during routine quarterly inspections, we ensure your property stays in excellent condition.
Each inspection includes a detailed report, photos of each room, and exterior photos to ensure a comprehensive view of your property’s condition.
The inspection will include a thorough visual examination of accessible areas of the Property, documentation of its condition, and photo documentation as described below. The Inspector will not be responsible for hidden or inaccessible areas or defects.
Room Photos: The Inspector will take two (2) photos of each room to document the condition at the time of the inspection.
Appliance Photos: The Inspector will take photos of the model number of visible appliances, including the refrigerator, dishwasher, microwave, and washer and dryer (if applicable).
Exterior Photos: The Inspector will take photos of the exterior of the Property to document its overall condition.
Room Photos: The Inspector will take two (2) photos of each room to document the condition at the time of the inspection.
Exterior Photos: The Inspector will take photos of the exterior of the Property to document its overall condition.
Appliance Photos: Quarterly inspections will not include photos of the model numbers of appliances.
The following items are specifically excluded from the scope of this agreement:

At ProRental Inspectors, we provide comprehensive assessments of individual apartment units to ensure they meet standard operational and safety guidelines. This service is designed for property managers and landlords overseeing multi-unit properties, helping them maintain the condition and functionality of each unit.
To perform the inspection, the Inspector must have access to each unit, either through a scheduled tenant entry or vacant property access provided by the property manager or landlord.
Note: Photos of damages will be included
in the inspection report for documentation purposes.
We will use an apartment standard inspection report to guide the inspection process, ensuring consistency across all units. This report will detail the condition of key areas within each unit, noting any required repairs or maintenance concerns.
During the inspection, the following areas will be checked for functionality, cleanliness, and potential issues, according to standard apartment walkthrough guidelines:
Walls, ceilings, and floors for signs of damage (e.g., cracks, holes, stains, or significant wear).Doors and windows (including locks and seals) for proper operation and security.
Light fixtures to ensure all lights and power outlets are operational.
Smoke detectors and carbon monoxide detectors for proper installation and operation.
Appliances: Test basic functionality of appliances, including the stove, oven, refrigerator, dishwasher, microwave, and garbage disposal (where applicable). Check for cleanliness and any visible damage or malfunction.
Cabinets and Drawers: Open and close all cabinets and drawers to check for smooth operation, alignment, and any wear or damage.
Countertops and Sinks: Inspect countertops for cracks or stains and ensure the sink is functional with no visible blockages.
Plumbing: Check water pressure and observe for any obvious leaks under the sink.
Toilets: Flush each toilet to ensure proper operation and water flow.Sinks and Faucets: Check water pressure and test faucets for leaks or blockages.
Shower/Bathtub: Inspect for cleanliness, damage, and ensure water flows correctly from both the showerhead and faucet.
Ventilation: Ensure the bathroom fan works correctly and provides adequate ventilation.
Flooring: Check for any carpet stains, rips, or signs of excessive wear. For hard floors, inspect for cracks, chips, or other damage.Closets: Open and close all closet doors to ensure they operate smoothly and check shelving for sturdiness.
Windows: Confirm all windows can be opened and closed securely, and inspect for signs of drafts or leaks.
Heating and Cooling: Test the heating and air conditioning system to ensure they work properly and maintain temperature control.Air Filters: Check air filters for cleanliness and recommend replacement if necessary.
Locks and Latches: Test locks on doors and windows to confirm security measures are in place.Fire Extinguishers: Verify fire extinguishers are in their designated locations (if provided in units) and are up to date.
Entry Doors and Locks: Check the main door for security and alignment.Balconies or Patios: Inspect for structural soundness and note any issues such as damage to railings, flooring, or doors.
Upon completion, we will provide a detailed report outlining the condition of each unit, including any items that require immediate attention or ongoing maintenance.
Photos of any visible damages
will be included in the report to provide clear documentation and help guide the necessary repairs.
